Housing prices in Bishkek and Osh rose faster than inflation in the 11 months of 2025

- According to the State Agency for Land Resources, average housing prices in Kyrgyzstan from January to November 2025 significantly exceeded the inflation rate.

The most noticeable price increase is observed in large cities such as Bishkek and Osh.

According to the agency, in Bishkek in November 2025, the average cost per square meter of apartments compared to the same period in 2024 increased:


  • 104-series apartments — by 17%,

  • 105-series and 308-series apartments — by 18%,

  • individual apartments — by 22%.


In Osh, the price increase was even more significant:


  • 104-series apartments — by 27%,

  • 105-series apartments — by 25%,

  • individual apartments — by 11%.


The price dynamics over the 11 months of 2025 were unstable. In Bishkek, a sharp increase was recorded in the first quarter, after which prices remained relatively stable in the second quarter and early third quarter. The peak of the increase occurred in September, while in October and November, a downward correction was observed. In Osh, a similar trend began somewhat earlier — from the end of the second quarter. In November, prices there decreased by 1.24% compared to October.

The market for residential houses also showed a significant increase in prices. In Bishkek, in November 2025, the average price per square meter of residential houses increased by 28.9% compared to the previous year. The largest increase was recorded in the Sverdlovsk district — 38.4%, while the minimum growth was observed in the Oktobrskiy district (12.6%).

In Osh, the prices for residential houses increased by 40.2% in 2025 compared to 2024.

It should be noted that the increase in housing prices outpaces the inflation rate, which was 9.3% in October 2025. The main factors contributing to the price increase include rising demand, active internal migration, and the rising cost of construction materials.
