The President commented on the cost of mortgage housing in Kyrgyzstan
“The State Mortgage Company adds about $250 to this base price per square meter and provides housing to citizens at a price of $950. Apartments can be purchased for up to 25 years with no down payment at 4% and 8% annual interest rates, which is below the inflation rate,” Japarov emphasized.
The president also highlighted that the mentioned $250 does not fully compensate for inflation over the entire mortgage period—it does not even cover 50% of inflationary costs. Nevertheless, according to him, the state consciously accepts such conditions to make housing more accessible for the population.
Sadyr Japarov added that if citizens were to purchase housing from private developers, the price per square meter would be no less than $1,500. However, the state mortgage program offers significantly more favorable conditions for citizens.
He also clarified that in the regions, the construction cost is about $750 per square meter, which is related to additional expenses for transporting construction materials, labor costs, and infrastructure development.
The president urged society to understand the formation of prices for mortgage apartments, emphasizing that all calculations are made in advance, taking into account the long-term obligations of the state.
