





In 2025, Bishkek saw a significant increase in real estate prices, affecting both apartments and private houses. This data is provided by the State Agency for Land Resources, Cadastre, Geodesy, and Cartography.
Apartment Prices: Changes
According to the agency, the average cost per square meter of housing in the capital rose from $1260 in January to $1470 in December 2025.
The largest price increases were noted in the following categories:
- Series 104 — up to $1500 (+17.4%);
- Series 308 — up to $1410 (+17.7%);
- Series 105 — up to $1440 (+18.9%);
- Individual-type apartments — up to $1280 (+21.7%).

House Prices: Analysis by Districts
House prices in Bishkek also increased significantly. Depending on the district, the average cost per square meter was:
- Lenin District — from $1405 in 2024 to $1867 in 2025;
- First May District — from $1192 to $1575;
- Sverdlov District — from $1358 to $1862;
- October District — from $1638 to $1767.

Growth Rates Exceed Inflation
The agency also notes that the increase in real estate prices significantly outpaces the inflation rate. In 2025, inflation was 9.2%, while housing prices rose significantly faster.

Despite rising prices, interest in apartments in Bishkek is declining: over the past five years, the number of real estate transactions has decreased. At the same time, in 2025, there was almost a 24% increase in interest in residential houses, which is related to the active purchase of land plots with houses by construction companies for the construction of multi-story residential complexes.
Agency representatives note that the real estate market retains its inertia, so no sharp price drop is expected in the first quarter of 2026 compared to 2025.
