In 2025, the cost of housing in Bishkek increased by 26.8 percent

According to the press service of the State Agency for Land Resources, Cadastre, Geodesy, and Cartography, there is a significant increase in real estate prices in Bishkek in 2025, amounting to 26.8 percent.

During the reporting period, an increase in average prices for apartments and residential houses was noted both in Bishkek and Osh.

According to the agency's data, the average cost of one square meter of an apartment in the capital has significantly risen compared to the previous year.

The most noticeable price increase was recorded for individual apartments — 21.7 percent. This is followed by 105-series apartments with an increase of 18.9 percent, 308-series — 17.7 percent, and 104-series — 17.4 percent.

In Osh, 104-series apartments became more expensive by 26.9 percent, 105-series by 24.4 percent, and private apartments by 11.6 percent.

The cost per square meter of residential houses in Bishkek also increased by 26.8 percent. The highest price growth was recorded in the Sverdlovsk district, where the increase was 37.11 percent. In Osh, houses became more expensive by 37.04 percent.

At the same time, the increase in housing prices exceeded the inflation rate, which amounted to 9.2 percent by the end of 2025.
