Geography of Real Estate Prices in the Kyrgyz Republic: Bishkek and Nearby Areas Form the Upper Segment (Infographic)
These figures are based on registered sales transactions, which means they reflect the actual market dynamics for the specified period and can fluctuate significantly with a low volume of transactions in certain areas.
In the capital, Bishkek, different trends were observed in January 2026 depending on the type of real estate. Thus, the average price for 1 sq. m of apartments decreased: in December 2025, it was 126,277.47 som/sq. m, and in January 2026, it dropped to 107,743.55 som/sq. m (a decrease of 14.7%).
At the same time, residential houses in Bishkek became more expensive: from 184,902.37 som/sq. m in December 2025 to 200,029.67 som/sq. m in January 2026 (an increase of 8.2%). A rise was also recorded in commercial real estate: in December 2025, it was 135,542.40 som/sq. m, and in January 2026, it reached 188,226.77 som/sq. m (an increase of 38.9%). Thus, within the same city, different changes are observed depending on the type of property in January.
As for the Chui region, in the segment of residential houses, some areas saw an increase in average cost compared to December 2025 in January 2026. For example, in the Sokuluk district: December 2025 — 78,892.40 som/sq. m, January 2026 — 154,067.76 som/sq. m (an increase of 95.3%). In the Alamudun district: December 2025 — 75,738.53 som/sq. m, January 2026 — 143,719.82 som/sq. m (an increase of 89.8%). In the Chui-Tokmok district: December 2025 — 76,685.70 som/sq. m, January 2026 — 128,264.92 som/sq. m (an increase of 67.3%). Additionally, in the Alamudun district, there was an increase in apartment prices: December 2025 — 40,791.87 som/sq. m, January 2026 — 82,059.03 som/sq. m (an increase of 101.2%). Such changes may be related to differences in the structure of transactions between months (types of properties, their location, class, area, etc.).
Commercial real estate in January 2026 showed the highest average values in several districts: Manas district — 410,250 som/sq. m, Nooken district — 333,704.12 som/sq. m, Issyk-Kul district — 219,038.30 som/sq. m. For comparison, in Bishkek, this figure was 188,226.77 som/sq. m. The Nooken district stands out particularly, where in December 2025, the price was only 3,052.21 som/sq. m, and in January 2026, it rose to 333,704.12 som/sq. m. The Issyk-Kul district also demonstrates growth: December 2025 — 61,015.72 som/sq. m, January 2026 — 219,038.30 som/sq. m. Here, the price for apartments also increased: December 2025 — 49,577.24 som/sq. m, January 2026 — 76,161.32 som/sq. m. In the Issyk-Kul district, the figures for residential houses remained similar: December 2025 — 44,047.63 som/sq. m, January 2026 — 43,062.35 som/sq. m.
January data also includes very low figures for certain types of real estate in some areas. For example, in the Leilek district: apartment — 791.14 som/sq. m, commercial real estate — 87.90 som/sq. m; in the Chon-Alai district: residential house — 275.08 som/sq. m.
