Apartment Prices in Bishkek
According to the data from the State Agency for Land Resources, Cadastre, Geodesy, and Cartography (GASRKGK), the average cost per square meter of residential apartments in Bishkek increased by 23.8% from January to December 2025.In particular, apartments of the 104th series rose by 17.4% compared to 2024, the 108th series by 17.7%, the 105th series by 18.9%, and new buildings (individual type) by 21.7%.
Apartment Prices in Osh
In Osh, the average price per square meter across all types of apartments increased from $950 to $1,080 by the end of 2025, according to the analysis of GASRKGK data.At the same time, apartments of the 104th series rose by 26.9% (compared to 2024), the 105th series by 24.4%, and individual apartments by 11.6%.
Residential House Prices
As for residential houses, the average price per square meter in Bishkek increased by 26.8% in 2025, while in Osh it rose by 37% compared to the previous year.The average cost per square meter of housing in Osh increased from $945 in 2024 to $1,295 in 2025, according to GASRKGK data.

The highest price growth per square meter for residential houses in Osh was recorded in March and July, when prices exceeded the end-of-year figures.
GASRKGK does not provide a clear forecast for real estate prices for 2026, citing market inertia. However, it is expected that prices in the first quarter of 2026 will not be significantly lower than in the same period of 2025. It is also noted that sharp price changes will continue to be influenced by both local and global factors. GASRKGK also reported that the current increase in demand for residential houses is related to construction companies acquiring land plots for the construction of multi-story buildings.
